The first is sequence. Disinfectant applied over visible soil is largely neutralized before it can act — the product binds to the dirt instead of reaching the surface. Cleaning first isn’t a nicety; it’s the condition under which the disinfectant works at all.
The second is dwell time. Every EPA-registered product states how long the surface must remain visibly wet to achieve what the label claims — often two to ten minutes. The industry’s most common practice is to spray and wipe dry in a single motion, which meets none of those claims while looking exactly like it does.
Both failures are invisible. A surface treated incorrectly looks identical to one treated correctly, which is why this service has to be run as a protocol rather than a habit.
The protocol
We clean first, then disinfect. Products are matched to the surface and to what’s actually being targeted, using EPA-registered formulations at the dilution the manufacturer specifies. Contact times are observed and recorded rather than assumed.
Cross-contamination is handled structurally, not by instruction. Colour-coded cloths and tools are dedicated by area — red for restrooms and washrooms, yellow for kitchen and food prep, blue for common and lower-risk areas — with fixed dispensers so the right tool is also the convenient one at the end of a long shift. Relying on people to remember a rule at 2 AM is how contamination happens; making the correct choice the easy one is how it doesn’t.
High-touch points, mapped
Disinfection without a map is theatre. We identify the surfaces that actually transfer contamination in your building — door hardware, shared controls, handrails, lift buttons, shared equipment — and set a frequency matched to traffic. That mapping is documented, so you know what’s covered and how often rather than trusting that someone thought of it.

Records, because you may be asked
What was treated, when, with which product, and at what dwell time — recorded against the account. Facilities that answer to regulators, insurers or parent companies need to demonstrate a protocol, not describe one. Our teams are trained in dilution, ventilation and PPE as part of the same standard; the person applying the product is as much a part of the protocol as the product itself.

Common questions
Cleaning removes soil and a large share of germs with it. Sanitizing reduces germs to a level considered safe. Disinfecting kills specified organisms on a surface, according to the product label. They are not interchangeable, and disinfectant applied over soil is largely wasted — which is why the sequence matters more than the product.
Because it's the most common failure in the industry. Every EPA-registered disinfectant specifies how long the surface must stay visibly wet to achieve the claim on the label — often several minutes. A surface sprayed and immediately wiped dry has not met that condition. We treat the label as the instruction it legally is.
Where the situation genuinely calls for it and the product is registered for that method. We're careful here: application method doesn't override label requirements, and a fine mist that dries in seconds can fail the same dwell-time test. We'd rather explain that than sell the impressive-looking option.
